Kicking Off 2026 With Two New Homes Arriving at the Port of Oakland

We’re starting the year at Magdalena the best way we know how, with new homes arriving in California.

On January 2, two newly built Magdalena homes arrived at the Port of Oakland, marking the first deliveries of 2026 and the beginning of a larger January batch. One of these homes has already been pre-leased, while the second is contingently pre-leased pending a final showing. This early demand is a strong signal as we continue to expand our footprint.

Both homes are headed to Blue Lakes Village, where they will soon welcome new residents into the Magdalena family.

A Faster, Smarter Deployment Cycle

These two homes are part of a five-home batch arriving this month. Of the remaining three homes, one will continue south through the Port of Long Beach for a Southern California deployment, while the others will follow shortly behind.

From design and fabrication to ocean transport, port arrival, and final siting, this entire deployment cycle took approximately three months. The pace continues to demonstrate how agile and responsive modular housing can be when executed thoughtfully and at scale.

Product Improvements, Iteration by Iteration

Each new batch incorporates refinements informed by residents, operators, and on-the-ground experience. These homes include a number of incremental improvements, from durability details to livability enhancements, reflecting our belief that housing should continuously evolve rather than remain static.

This iterative approach allows us to move quickly while continuing to raise the bar with every delivery.

Strong Early Demand and Compelling Economics

Demand remains robust. Pre-leasing activity ahead of arrival helps reduce risk and provides confidence for both residents and investors. These homes are projected to deliver approximately 15% pre-tax returns, with tax-adjusted returns exceeding 30% once depreciation benefits are taken into account.

Equally important, these economics are achieved while keeping rents accessible and aligned with local workforce needs.
